Moving In

Great, you would like to move in to one of our properties, let's get the ball rolling...

 

In order to get you into a property you will need to go through the following steps: 

 

1. We will clearly set out the terms of the tenancy and the likely entry date. 

2. We will take a preliminary deposit from you, to take the property off the market (this will then be deducted from your first months rent).

​3. We will reference you or your guarantor with an external credit checking agency.

4. Once the references are satisfactory, we will draw up a Tenancy Agreement which you will be asked to sign. 

5. At the start of the tenancy we will give you a copy of the Tenancy Agreement, a copy of the check-in report and access to all the property's inventory, safety records and certificates.

 

 We will need the following from you prior to you moving in: 

 

  • Signed Tenancy Agreement

  • Signed Guarantor Agreements (if they are required)

  • Copy of a standing order mandate for the rental payments

  • The first months rent & deposit at least 1 week before you move in

 

Your deposit will always be protected with a government approved scheme in line with the current government regulations.

Moving Out

 

 

The time has come for you to leave, what happens next?

 

1. You will need to serve notice in line with terms of your Tenancy Agreement​.

2. You will need to give access and make allowances for us to show prospective tenants the property.

3. Your deposit is not your final rent payment. Your last rent payment will still be due in full and on time to avoid breach of the agreement (we will always try to return your deposit as soon as possible after the        check-out).

4. We should always be promptly advised on defects so we can put them right. If there have been any       damages or breakages it is always good to advise us at this time as it may well be 'fair wear and tear' which you would not be charged for.

5. In order to help you keep your deposit we will visit the property before the end of the tenancy to advise on condition. A quick reminder to make sure you clean the property to the same standard as it was found and     not to leave any unwanted items in the property when you leave (you may be charged for their removal and disposal).

6. We will organise for a check-out to be done and the deposit will be returned to you in line with your   Tenancy Agreement and the regulations of the Tenancy Deposit Scheme which your deposit is registered with.

7. Please ensure that you contact all of your utility suppliers to close the accounts and provide us with confirmation that you have done so.
